Who pays for AI guest replies?

The buyer is the listing owner, not a co-host and not a tourist. Airbnb does not evaluate co-hosts for Superhost status, even when the co-host is the person actually answering. Sell to the person whose name is on the listing and whose 90% figure moves.

Public hiring posts show what that owner pays a human today. On 14 August 2026 an Upwork posting for an Airbnb virtual assistant offered $7.00–$8.00 an hour for calendars, rates, and guest communications. A separate part-time co-host posting offered $100 a week for about 10 hours, with guest messages as a core duty. A third management-company posting offered $3.50–$6.50 an hour to answer guest messages and escalate urgent issues, and it required overlap with US business hours. Each assessment is a seven-day window that starts on 1 January, 1 April, 1 July, and 1 October. Superhost is awarded four times a year. A host who is perfect in March and silent in November can still miss the next window, because the lookback is a year, not a week.

The reply rate is only one of the tests. The same page also requires at least 10 reservations, or 3 reservations that total at least 100 nights; a cancellation rate under 1%, with exceptions for major disruptive events and other valid reasons; and an overall rating of 4.8 or higher. Essentials is a real free plan, not a trial: unlimited properties, no per-property fee, and a hard cap of 10 combined Suggest or Improve AI uses a week. Before you promise that the model will send on its own, open the host's comparison and read that line. If the inbox assistant they need is the Mogul line, price Mogul, not Professional.

Billing traps inside the subscription

An active property is one that had a check-in in the billing cycle, or had dynamic pricing turned on at any point. Airbnb plus Vrbo is one property if the listings are merged, and two if they are not. Merging is part of setup, because a sloppy import doubles the add-on. The paid base fee keeps charging even when every property is muted. Muted homes drop off the per-property add-on and the $29, $59, or $99 base does not.

On Host, Professional, and Mogul, a property with dynamic pricing on and no check-in is a $10 add-on for that cycle. Annual billing takes 12% off the standard rate, including prepaid active properties, and it is non-refundable after 30 days from the start of the trial. A 14-day trial of all features needs no credit card. Use the trial to prove the inbox, and stay on monthly billing until the queue is quiet.

The draft rule

Keep the instruction short and repeat it on every exception: answer only from the house manual and the reservation; if the manual does not state the wifi password, the door code, or a fee, say you will check with the host; do not offer a refund, an early check-in, or a payment outside the platform. Claude Haiku 4.5 is the right model for that short draft. On Anthropic's pricing page it is $1 per million input tokens and $5 per million output tokens. Cache hits are $0.10 per million if you reuse the same manual prefix.

A planning assumption, not an Anthropic benchmark: 1,500 input tokens and 250 output tokens cost $0.0015 plus $0.00125, or $0.00275 a draft. What should the retainer be?

Say you charge $300 for the month on one four-property account. That number is a price you choose for this example, not a survey of what hosts pay. It sits under the $400 a host would spend across four weeks at the $100-a-week posting, and it leaves the $89 Professional bill on the host's card. The host is paying software plus a person. You are paying the alert tool, the model, and card fees.

Starter math

Say one client pays $300. Stripe's US domestic card rate is 2.9% + 30¢, so the fee on $300 is $8.70 + $0.30 = $9.00. One hundred twenty Haiku drafts at the assumed $0.00275 each are $0.33. Cash left before the euro bill, your hours, and tax: $300 − $9.00 − $0.33 = $290.67. n8n Starter is still €20 that month if this is your only client. A second and third client share that €20. They do not share the Stripe fee.

Stripe posts no monthly fee on standard pricing. Manually keyed cards add 0.5%, and international cards add 1.5%. The rate follows the card, and a Stripe account outside the United States can sit on a different schedule, so read the pricing page for the country of the account before you quote net. Stripe rounds each fee to the nearest cent. Block a window that overlaps new US inquiries. A US evening check-in rush is morning in Southeast Asia and the middle of the night in Portugal. Sell the window you are actually awake for. The Cloud trial is 1,000 executions and does not ask for a card, which is enough to test the webhook before Starter.

Where does this break?

Auto-send is the failure mode. A model that invents a door code or offers a refund the host did not approve creates the review you were hired to prevent. Leave auto-send off until a week of suggested replies matched the manual. Keep early check-in as a published upsell. Hospitable's help page gives Essentials upsells a 10% processing fee and security deposits a 2% fee; the public comparison lists a 7% upsell fee on the paid columns. Quote the fee that matches the plan the host is on, and leave direct booking off unless the host asked for it. Direct booking is unavailable on Essentials and Host. On Professional and Mogul, Direct Basic is a 1% commission and Direct Premium is 4% plus a 3% processing fee per booking.

US citizens and resident aliens are taxed on worldwide income. The foreign earned income exclusion can reduce income tax on foreign earned self-employment income, and the IRS is explicit that the excluded amount does not reduce self-employment tax.
